How do I prequalify for a loan?
What types of properties do you fund?
We fund commercial and investment properties. We do not fund owner-occupied residential real estate. Currently, our Oregon and Idaho investment-level residential real estate loans are limited to multi-family properties with five or more units.
What are your minimum/maximum loan amounts?
The size of your loan is negotiable and is contingent upon each individual deal. We strive to be flexible, so that we can best serve our clients.
What loan-to-value are you looking for?
This is also contingent on the borrower and the property. Our goal is to be creative and open-minded to produce the best possible loan.
What are your terms?
Our interest rates are usually between 7% and 10%, interest only, for 6 to 36 months. However, everything is negotiable. We have provided rates lower than 7% and we are always willing to discuss terms.
Does my credit matter?
We are property-centric, however credit is taken into consideration as part of our underwriting process.
Where do you loan?
We are located in Issaquah, WA, just outside of Seattle, and we offer loans throughout the Pacific Northwest, including Washington, Oregon, and Idaho. Currently, our Oregon and Idaho investment-level residential real estate loans are limited to multi-family properties with five or more units.
Do I need to put any money down?
If your investment is a purchase, yes. On occasion, we require third-party fees paid out of pocket by the borrower.
Will you roll the costs of the loan into the loan?
How quickly can you close?
Closings are usually within 1-4 weeks. If you are organized on your end, you will greatly help the process. We have funded $3 million in four days.
Are there prepayment penalties?
This is contingent on the loan. There can be a pre-payment penalty, but the majority of the time there is not.
